Three-dimensional computer-generated models allow investors to see end products rather than imagine them. Our Visualization Studio, a multimedia production studio, produces three-dimensional computer modeling, animation, video production and construction estimating. We transform senior living concept sketches into three-dimensional models, lighting, textures and presentation renderings.

Lean Design and Construction

Lean Design and Construction is a production management-based approach to project delivery — a new way to design and build capital facilities. Lean production management has created a revolution in manufacturing design, supply and assembly. Applied to project design and delivery, it changes the way work is done throughout the delivery process. Lean Construction extends from the objectives of a lean production system to maximize value and minimize waste related to specific techniques, and applies them in a new project delivery process. The facility and its delivery process are designed together to better reveal and support customer purposes.

Work is structured throughout the process to maximize value and reduce waste at the project delivery level. Efforts to manage and improve performance are aimed at improving total project performance, because it is more important than reducing the cost or increasing the speed of production.

“Control” is redefined from “monitoring results” to “making things happen.” The performance of the planning and control systems are measured and improved. The reliable release of work between specialists in design, supply and assembly assures value is delivered to the customer and waste is reduced. Lean Design and Construction is particularly useful on complex, uncertain and quick projects.

Cost & Project Schedule Management

Expected Cost

Expected Cost is an expression of the team’s best estimate at the conclusion of the Validation Phase as to what current best practice would produce as a price for the facility reflected in the accompanying basis of design documents. The Expected Cost will be supported by bench-marking or other market data to calibrate the Expected Cost in light of the market context.

BIM

The process of generating and managing building data during the life cycle of a building. BIM uses three-dimensional (3D), real-time, dynamic building modeling software. BIM includes building geometry, spatial relationships, geographic information, quantities and properties of building components. BIM can include four-dimensional (4D) simulations to see how part or all of the facility is intended to be built, and 5D capability for model-based estimating. BIM provides the platform for simultaneous conversations related to the design of the “product” and its delivery process.

Integrated Project Delivery (IPD)

A delivery system that seeks to align interests, objectives and practices, by reconceiving the Organization, Operating System and Commercial Terms governing the project. The primary Team Members would include the architect, key technical consultants, a general contractor, and key specialty contractors. It creates an organization able to apply the principles and practices of the Lean Project Delivery System.
